Buyer Agreement.
Last updated: 8 July 2026. The terms that apply specifically to your use of Rapideal as a buyer.
1. Scope
This Buyer Agreement supplements our Terms of Service and applies specifically to your use of the Platform as a buyer. In case of conflict, this Buyer Agreement prevails on buyer-specific matters.
2. Registration and verification
To bid, you must register as a buyer and verify your email address. We may also require identity verification and proof of funds before your bid is published. Verification is free.
3. Bidding
Bids are sealed. Once submitted, a bid cannot be withdrawn. You commit to honour your bid if the seller accepts it. The bid amount is in pounds sterling, exclusive of any buyer fees. You may place multiple bids on the same listing in different financial types (e.g. cash + bridging). The seller sees each bid separately.
4. Financial types
Each bid must specify a financial type:
- Cash — funds available immediately, completion in 28 days.
- Vendor finance — you become the lender; the buyer pays you monthly.
- Bridging loan — short-term loan refinances later.
- Joint venture equity — shared equity with the seller, deferred completion.
Misrepresenting your financial type (e.g. bidding as "cash" when you require a mortgage) is a breach of this agreement.
5. Acceptance by the seller
If the seller accepts your offer, both you and the seller are bound to complete the transaction. The seller then has 48 hours to pay the £500 deposit. Once paid, your contact details and solicitor details are released to the seller and both solicitors are instructed.
6. Buyer fees
You pay a 1.5% completion fee on the seller-accepted offer amount, charged on completion of the sale. The fee is calculated as 1.5% × accepted offer amount. The fee is refundable if the transaction does not complete for reasons other than your breach of this agreement.
7. Proof of funds
Within 48 hours of acceptance, you must provide proof of funds (bank statement, mortgage agreement in principle, bridging finance offer, or vendor finance terms). Failure to provide adequate proof of funds is a breach and may result in account suspension and removal of your accepted bid status.
8. Completion
Completion happens off-platform through solicitors. Rapideal is not a party to the contract of sale. We facilitate the introduction and hold the seller deposit pending completion. The 1.5% buyer fee is invoiced on completion.
9. Withdrawal by seller
If the seller withdraws after accepting your offer, the seller forfeits their £500 deposit under Clause 4A of the Seller Agreement. You do not owe any fee in this case.
10. Withdrawal by buyer
If you withdraw after the seller has accepted your offer, the seller may claim damages including the £500 deposit. This is enforced off-platform by the seller or their solicitor.
11. Disputes
Disputes between buyer and seller are handled off-platform through solicitors and (if necessary) the courts. Rapideal will provide evidence from our audit log if requested by either party or by a court.
