Acceptable Use Policy.

You must not use the Platform to:

• List property you do not own or are not authorised to sell.
• List property subject to a sole-agency agreement with another estate agent.
• Place bids without the financial ability to complete.
• Misrepresent your identity, financial standing, or financial type.
• Collude with other users to manipulate auction outcomes.
• Harvest, scrape, or copy data about other users without consent.
• Attempt to access systems or data you are not authorised to access.
• Interfere with the Platform's operation, security, or performance.
• Use the Platform to launder money or finance criminal activity.
• Use the Platform to violate UK law, including sanctions and proceeds-of-crime legislation.
• Spam, harass, or threaten other users.
• Post content that is defamatory, obscene, or infringes intellectual property rights.
• Use automated tools (bots, scrapers) to interact with the Platform without our written consent.

Anti-money-laundering (AML)

Property transactions in the UK are subject to the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. We may require identity verification, proof of funds, and source-of-funds documentation. Failure to provide this is grounds for account suspension.

Sanctions

You must not use the Platform if you are:

• Listed on the UK sanctions list (HM Treasury's Office of Financial Sanctions Implementation).
• Located in a comprehensively sanctioned country (Cuba, Iran, North Korea, Syria, Crimea, Donetsk, Luhansk).
• Acting on behalf of any sanctioned person or entity.

Enforcement

Breaches may result in: (a) a warning; (b) temporary suspension; (c) permanent account closure; (d) removal of bids or listings; (e) retention of the £500 seller deposit under Clause 4A; (f) referral to law enforcement.

We aim to be proportionate. Most first-time breaches get a warning. Repeated or serious breaches result in permanent closure.

Reporting a breach

If you see behaviour that breaches this policy, email abuse@rapideal.co.uk. Include the listing ID or user email where possible.
